What to expect
Though each project is unique, typical residential certification
starts with acceptance of the fee proposal- engage and pay
involves a final inspection and collation of certificates at the completion of the build.
ends with the provision of the final certificate (Form 21 / Form 11 for residential projects, Form 16/17 for pool projects). The final certificate confirms the work is compliant with the building approval. Then builders can move forward (and homeowners can enjoy peace of mind, knowing their home /pool is safe and compliant).

As building work progresses
Refer to the details/ conditions in the approval package provided by BA&A – go to the “certificates required” list. This outlines what and when key documents are required (and who may help provide them)

Certificates required are to be completed either on a Form 12, Form 15, or Form 43 as conditioned in the building approval.
Prior to arranging your final inspection
For residential projects, thanks for ensuring each stage has been signed off (including footing, slab and frame). The engineer facilitates any required inspections as building work progresses.

BA&A works together with project stakeholders to support finalisation. Check your Decision Notice documentation to confirm the validity of the approval. If the building work is not completed before the lapsing date, an extension of time may be granted.
Booking the final inspection
The footing stage is followed by the slab, masonry and frame stages. Then, at the final stage, once the building work is complete, the certifier's final inspection can be arranged.

For pools/ outdoor minor works: if access is clear and no pets are onsite, no one is required to be home.

After the final inspection is complete
BA&A will provide a revised, project specific list of required documentation.
Turnaround times
- Residential: certificates required list issued within 5 working days of final inspection (usually quicker!)
- Pools – certificates required list usually issued well within 2 working days (and available on the portal)
The final certificate will be sent to applicant/ owner.
Once all required documents are received/ collated, the certifier completes final checks (allow between 5-10 working days).
Wondering what to do when a Form 57 is issued?
Its easy to arrange next steps. The applicant/ owner or builder should get in touch with a project update. We’ll then support with project finalisation within the remaining time period.

A Form 57 is a document issued around 3 months before the Building Approval lapsing date.
Purpose: To fulfill BA&A's mandatory requirements under the Building Act 1975
To whom: sent to the owner - as per requirements of the Building Act 1975, Part 95- applicant and builder may be included
What’s next: if your project is approaching the lapse date
Provide outstanding items to our office as soon as possible and prior to the lapsing date
